Walt Disney World offers three Resort hotel levels: Value, Moderate, and Deluxe. Disney’s BoardWalk Inn is a Deluxe Resort located near EPCOT and Disney’s Hollywood Studios. BoardWalk Inn is also home to Disney Vacation Club Villas & Studios.

Atmosphere
It’s all waiting for you at “The Showplace of the Shore!”
The BoardWalk feels less like a hotel and more like a tiny coastal neighborhood with significantly better access to EPCOT snacks.
Disney’s BoardWalk is designed to feel like a nostalgic seaside resort, with nods to classic Atlantic City and Coney Island vacation culture.
The larger BoardWalk complex includes hotel rooms, Disney Vacation Club villas, meeting space, dining, beverage, and retail locations, all wrapped around that Crescent Lake setting.
You enter at lobby level, but the BoardWalk itself sits one floor below.

There are plenty of great places to eat at the BoardWalk, from the ultra-opulent like The Cake Bake Shop and Flying Fish to quick service spots such as BoardWalk Deli and Blue Ribbon Corn Dogs. Enjoy a Coney Island-style Boardwalk experience!

We love The Cake Bake Shop Restaurant for its yummy entrees and over-the-top cakes, but have you tried their drinks yet?
When you need a fancy dinner with lots of sparkles, the restaurant is filled with twinkling lights, and you can’t leave without trying a gorgeous slice of cake.

Flying Fish
Flying Fish has far more than just fish. There are many familiar and traditional dishes with a bit of an upscale twist.

While this restaurant is upscale and swanky, we didn’t find it intimidating like some of the ultra-fancy restaurants. The whole space is gorgeous, from the bubble chandeliers and the glass fish that look like they’re swimming around the room.

Trattoria al Forno
The meals at Trattoria al Forno feature regional specialties with classic preparations, and many of the ingredients are crafted in-house (including their hand-crafted mozzarella and handmade cavatelli).

Hurly-Burly Lounge
The Hurly-Burly lounge, according to Disney, will “welcome guests for fun-filled afternoons and glamorous evenings inside a historic seaside theatre with a vibrant BoardWalk story that spans over a century.” This family-friendly location will have interactive activities and trivia, but at night will turn into a 21+ lounge and will feature live music and coastal-inspired cocktails that can be accompanied by some tasty light bites.
As of right now, we’re speculating that this latest offering will be located at the old Jellyrolls location.
Leaping Horse Libations
Grab a drink or snack at Leaping Horse Libations while spending a sunny afternoon at the Luna Park Pool!

Ever since Blue Ribbon Corn Dogs opened at Disney’s BoardWalk, it’s been one of our favorite places to grab a bite to eat — and for more than just corn dogs, too.
Don’t get us wrong, we LOVE the corn dogs there (this one with cheese in it is a favorite), but some of our absolute favorite eats here have been the desserts!

Guest Rooms
Certain second-floor rooms are actually extremely convenient because they’re on the same floor as the lobby and just one elevator ride away from the BoardWalk. At Disney World, convenience is not a small thing. It is a survival strategy.

Disney’s BoardWalk Inn
Disney’s BoardWalk Inn features standard guest rooms with 1 King Bed and 1 Day Bed or 2 Queen Beds or 1 King Bed or 2 Queen Beds and 1 Day Bed, as well as Club Level Resort View Rooms. The rooms are modern but still manage to capture the BoardWalk vibe.
These rooms all sleep up to 5 adults. For standard rooms, guests may choose a Resort View or a Water View.
Take a FULL TOUR of a Standard Room!
Sleeping up to 6 adults, the Deluxe Room Club Level accommodations are larger. They feature 2 Queen Beds and 1 Queen-Size Sleeper Sofa.
If you’re booking Club Level at Disney’s BoardWalk Inn, rooms 4213 through 4239 are the ones to know. A Cast Member reportedly recommended this stretch for the best BoardWalk views and the best chance for fireworks views. That tracks with the general appeal of upper-floor rooms facing the BoardWalk and Crescent Lake, especially if you’re hoping to catch some nighttime sparkle without leaving your room.
The 6 VERY BEST Rooms at Disney’s BoardWalk Inn Resort — With Exact Room Numbers!
Tucked into the resort are some especially charming rooms that many guests do not know exist: the Garden Rooms with Club Level access, often referred to by longtime Disney fans as Garden Suites or Garden Cottages. These are private suites that are TWO stories!
Are you looking for real estate that isn’t your typical hotel room? Then, these cottages are for you! In fact, they feel more like charming homes tucked into the Inn’s garden area. These Garden Room Club Level accommodations sleep up to two adults with one king bed.
If you want a room with a romantic, quiet, slightly storybook-feeling, this is one of the most surprising options on property.A 2-bedroom suite (up to 8 adults) includes 1 King Bed, 2 Queen Beds, and 1 Queen-Size Sleeper Sofa. There’s also a VP suite with two queen beds and room for up to six adults. Views are of the gardens or the leisure pool.

Studios and Disney Deluxe Villas
Studio Villas
Keep in mind that villas are different from the hotel’s regular rooms. You can book studio villas (up to 5 adults) with Garden, Pool, Resort, or Boardwalk views. Studios include a kitchenette and balcony with 1 Queen Bed, 1 Queen-Size Pull-Down Bed, and 1 Single Pull-Down Bed.
Larger Villas
1-bedroom villas sleep up to 4 adults with 1 King Bed and 1 Queen-Size Pull-Down Bed.
These villas come with tons of amenities such as a washer and dryer, a refrigerator, stove, oven, pots and pans, coffee maker, patio or balcony, and so much more.
Traveling with a crowd? Three-bedroom villas sleep up to 12 adults!
While these are Disney Vacation Club properties, guests needn’t be members to book the Villas.
Amenities, Activities, and Recreation
This waterfront entertainment district offers a variety of activities within a whimsical setting. It is inspired by turn-of-the-century Atlantic City, complete with a Coney Island-style boardwalk, featuring nightlife and the Luna Park Pool.
In addition to renting Surrey bikes, guests can also visit the Muscles and Buscles Health Club. There’s also jogging, tennis, and pickleball for active guests.
We have confirmed that the following will be closed for routine maintenance at Disney’s BoardWalk Inn from January 11th, 2027, through April 2027: the Luna Park Pool, the Luna Park Crazy Play Area, and Leaping Horse Libations. That means if you’re visiting during that time, you may see and hear construction.
Or take part in the nightly campfire or outdoor movie.
Additional amenities for Resort guests include complimentary Wi-Fi, currency exchange, self-service laundry rooms, mail services, and online check-in.

MORE Theme Park Hours
Guests staying at Disney’s BoardWalk have access to ADDITIONAL hours in the Disney World theme parks!
Early Theme Park Entry allows guests to enter any of the parks 30 minutes early to get a head start on their day in the parks!
This benefit is available for ANY theme park every day. Please note that guests need a valid theme park ticket AND a Park Pass reservation for the park they’re planning to visit in order to gain early access.
The Disney World Parks also offer Extended Evening Theme Park Hours for select guests, giving them extra hours in the parks at night! Guests at Disney’s Animal Kingdom Lodge qualify for this benefit, as it is exclusively for guests who are staying at a Deluxe or Deluxe Villa Walt Disney World Resort hotel for the length of their stay.
Guests attending Extended Evening Hours need a valid ticket and Disney Park Pass for that theme park. Disney Genie and Lightning Lanes
Disney Genie is a new service available through the My Disney Experience app, which offers both free and paid-for features that will help guests maximize their time in the parks. The two optional paid-for features — Disney Genie+ and Individual Attraction Selection — launched in tandem with the FREE standard Disney Genie.
For guests wishing to ride Disney’s most popular attractions — such as Star Wars: Rise of the Resistance — without a wait, Individual Attraction Selection allows guests to select return times to bypass the standby line and instead enter the Lightning Lane for a maximum of two specific, more popular attractions. Individual Attraction Selection is a pay-per-ride option.
All guests have the ability to buy Individual Attraction Selections. Guests staying offsite are able to get their first one when the park opens. But those staying at Disney-owned and operated hotels are able to make their first Individual Attraction Selection at 7AM each day.

Shopping
Of course, you’ll want to grab a souvenir (or ten 😉 ) to remember your Walt Disney World trip and your stay at the Inn. And for that, you can stop by the Screen Door General Store!
The Promenade Fine Art Gallery closed its Disney’s BoardWalk location on October 20th, 2025. However, the Gallery isn’t closing for good; it will just be moving to a new location.
Disney revealed that Basin will open in late 2026 and will offer a curated collection of handcrafted products such as natural soaps, botanical bath salts, body butters, lip salves, bath bombs, and shampoo and conditioner bars.
Look for items unique to BoardWalk along with other Walt Disney World souvenirs.
Transportation
This fantastic location sits along Crescent Lake, within walking distance of both EPCOT and Disney’s Hollywood Studios, with access to Friendship boats and the Disney Skyliner nearby.

Walk to EPCOT and Hollywood Studios
EPCOT’s International Gateway provides a unique access point to EPCOT for guests staying at nearby hotels, including BoardWalk Inn.
Disney’s BoardWalk Inn is less than a 10-minute walk from the resort to the back entrance of EPCOT at the International Gateway.
Resort Guests have complimentary access to Disney Bus Transportation to and from Animal Kingdom, Magic Kingdom, water parks, and Disney Springs.
The Boardwalk’s proximity to EPCOT also provides another benefit: It’s so close that the hotel essentially provides access to the Skyliner without even technically being on the Skyliner line!
